Bayside Central development seeks full planning for Phase 1

A full planning application seeking permission for the construction of phase one of the Bayside Central development has been filed by TNG Realty (Bayside) Ltd.

This phase will comprise of the basement car parking levels and ancillary facilities, with access/egress via Bayside Road.

Outline Planning permission was granted in June last year.

Since then, the design team further developed the Bayside Central project, managing close consultations with the relevant authorities.

“At the DPC of 19th June [2023], concerns were raised about the feasibility of the basement and there was mention of a podium alternative,” said the design statement.

“The structural approach has been carefully studied and a detailed report is included in this submission.”

“This confirms that the basement is feasible, guaranteeing the rich public plaza directly at ground level,” the statement added.

The present application will create 435 car parking spaces, 376 motorbike spaces and 520 bicycle spaces.

Some 40% of the car parking spaces will have electric charging points.

An acoustics statement, cultural heritage desk-based assessment, transport impact assessment, highways assessment, sustainability report, wind study and tree survey have also been filed with the application.

A separate application ‘Full Planning Application Stage 2 - Above Ground’, will be filed at a later date and will depend on Obstacle Limitation Surfaces (OLS) derogation results due to the proximity to the airfield.

Other applications

An application has been filed by Watergardens Management Ltd with Town Planning to carry ouy remedial maintenance works, waterproofing and the application of an armoured render/redecoration to blocks 1, 2 and 3.

Works will be carried out on the external façades of the building, balconies, podium and ground and first floor commercial units.

has filed an application for the addition of a new canopy roof to the padel courts.

This will consist of an aluminium frame and white canvas cover.
